For those who think that contacting the listing agent of a particular property for information is the best choice, remember that the listing agent is working for (and looking out for the best interests of) the seller! The first thing that you will need to do is be qualified for funding. Virtually all sellers require either a pre-approval or proof of funds before they will accept an offer. You can ask about pre-qualifying for a home loan at your current bank or any other lending institution of your choice. Or, if you prefer, you can call 314-922-6924 and speak with Jim Kernan, the Mortgage Advisor who works in my Coldwell Banker Gundaker office. He will be glad to help you -- tell him that Fran sent you!

Depending on the financing you choose, and what type of contract you do, time lengths and down payments vary. For example:

  • Believe it or not, cash deals can be completed in as quickly as one week or ten days, if you waive inspections, surveys, etc.

  • When using a conventional loan, that can take 30 days.

  • When using an FHA loan, that can take minimum 45 days.

  • Short sales can take up to 60-90 days minimum to just get an answer back from the seller's bank/lien holder whether or not your offer on a property will be approved. And, just because the seller accepts your offer, does NOT necessarily mean that the seller's bank/lien holder will accept it.

  • Foreclosures take a while also, but typically not as long as short sales because the lien holder/bank owns the property and it tends to be like an auction. The highest bidder usually gets the property.

  • AS IS properties are like it says -- you are purchasing a property as it sits with any and all defects. The owner is not willing do any work on the property and sometimes you may not get any disclosures with the property.

In addition to helping negotiate an offer on price and terms of the sale, when I write up your purchase offer on your potential dream Soulard property, even on an AS IS property, we can include inspection contingencies. Hiring your own inspectors provides you with the information needed to move forward with confidence (or back out of the contract if you don't like what your inspectors find). Of course, I will guide you through the entire buying process (and the necessary paperwork) all the way until closing and I hand you the keys :)
